The project includes construction of a five-story mixed-use condominium building comprising 29 residential units over ground-floor commercial spaces, along with a separate single-story commercial building. The primary structure incorporates a 12-inch-thick precast concrete hollow-core plank podium at the second floor to accommodate ground-level commercial occupancies, with upper residential levels constructed utilizing wood framing and gypcrete floor systems. Architectural and interior finishes include concrete tile roofing, prefabricated balconies, a Nichiha fiber-cement siding system, luxury vinyl tile flooring, and quartz countertops throughout the residential units. The overall scope of work also encompassed construction of a photovoltaic parking lot structure, extensive site improvements, and comprehensive landscape and hardscape installations. Site work included asphalt paving, sidewalks, site lighting, and landscaping to support both residential and commercial uses. The project delivers an integrated mixed-use development that combines residential living, commercial functionality, and sustainable site features, including photovoltaic systems serving the commercial spaces and rooftop photovoltaic installations supporting a smart energy management system for residential water heating.
